deceased,
party of the first part, and
MARJORY M. STEVENS and PETER B. STEVENS, her husband, both residing at
(Noll) Pine Neck Road, Southold, New York 11971
party of the second part,
WITNESSETH,that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of ------------------------------------------------

second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingaimike and situate at Pine Neck, in the Village and Town of Southold,
County of Suffolk and State of New York, and being more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of a fifty foot right of way which
point is the following two courses and distances from a point which marks the
northerly side of said fifty foot right of way with the easterly side of Oaklawn
Avenue. Said point also being North 10 degrees 58 minutes 20 seconds East, 283.40
feet northerly from the corner formed by the intersection of the northerly side of
Pine Neck Road and the easterly side of Oaklawn Avenue:
1. North 83 degrees 34 minutes 40 seconds East 97.37 feet to a pipe;
2. Thence North 74 degrees 15 minutes East 177.53 feet to the point or
place of Beginning, which point of beginning is on the southerly line of lands now
or formerly of Marks;
Continuing also along lands now or formerly of Marks, North 74 degrees 15
minutes East 29.83 feet to an iron pipe;
Still along lands now or formerly of Marks, the following two courses and
distances:
1. South 82 degrees 42 minutes East 5.0 feet to a concrete monument;
2. Thence North 7 degrees 18 minutes East 170.00 feet, more or less, to
the ordinary high water mark of Jockey Creek;
3. Thence along the high water mark of Jockey Creet 73 feet, more or less,
to the northerly terminus of the middle of a fifty foot right of way;
Running thence through the middle of said fifty foot right of way South 7
degrees 18 minutes West 202.00 feet, more or less, to a concrete monument;
Running thence across said fifty foot right of way and land now or formerly
of Buerkle the following two courses and distances:
1. North 82 degrees 42 minutes West 64.81 feet to a concrete monument;
2. South 74 degrees 15 minutes West 50.91 feet to a monument, which point
is located on the southerly side on the first mentioned fifty foot right of way which
point is also 272.44 feet easterly from a monument marking the intersection of the
southerly side of the first mentioned fifty foot right of way and the easterly side
of Oaklawn Avenue.
Running thence acorss the first mentioned fifty foot right of way North 7
degrees 17 minutes 30 seconds East 54.33 feet to the point or place of BEGINNING.
Together with all thr right, title and itnerest of the party of the first
part of, in and to Jockey Creek lying in front of and adjacent to said premises
nd to the lands under the water of Jockey Creek.
Together with a right of way for ingress and egress to Jockey Creek, Oaklawn
venue and Pine Neck Road over an existing 50 ' EDWARD P ROMAINE hereinabove

Subject to a right of way over an existing foot path between Jockey Creek and the
upland for the purpose of passing and repassing between the right of way lying
on the easterly side of the premises herein described and other premises now or
formerly Teunis S. Bergen and Norman N. Bergen adjacent to Jockey Creek and lying
westerly of the premises herein described.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by
Deed dated 10/8/68 recorded 10/15/68 in Liber 6437 page 494 and Deed dated
8/5/68 recorded 8/9/68 in Liber 6397 page 296.
THIS IS A CORRECTION DEED correcting Deed dated 4/16/96 recorded 5/9/96 in
Liber 11773 page 399, wherein said deed only conveyed out a part of the subject
premises and not the whole premises as this deed does so convey.
