WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being i :x at Mattituck, Town of Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at the northwesterly corner thereof at the point of intersection of the
southeasterly side of Horton Avenue (a town highway) where the easterly ,line of
land heretofore conveyed by Edith' M. Young to Roy S. Monahan and Joyce S. Monahan
by deed dated June 14, 1950, said point of beginning being distant the 'three followil
courses and distances from the point of intersection of the northerly"side of
°Middle Road with the easterly side of Shirley Road (a token highway) to wit:
1. North 34 degrees 40 minutes 10 seconds West, as measured along the easterly
side of Shirley Road, 167.66 feet;
2. North 55 degrees 20 minutes 00 seconds East, 223.59 feet, and
3. North 73 degrees 15 minutes 50 seconds East, 336.93 feet (saidlasttwo mentioned
courses and distances being along the southerly side of said Horton Avenue;
RUNNING THENCE`from said point or place of beginning North 57 degrees 21 minutes 00 '
seconds East along the southerly side of Horton Avenue, 178.84 feet to the north-
easterly corner of the herein described premises;

Avenue, 89.72 feet to the northeasterly corner of land of John J. Haas and Ruth
Virginia Haas,' his' wife;
THENCE westerly along the northerly line of land last mentioned 175.60 feet to the
easterly line of the aforesaid land of Roy S. Monahan and Joyce S. Monahan;

Monahan's land 97.86 feet to the point or place of BEGINNING.
TAX MAP Being and intended to be the same premises conveyed to the party of the first part

Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. 141.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the;party`of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any,way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part-will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund,to.;be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
