KNOW YE, That, pursuant to Section 75, subdivision 7 of the Public Lands Law and Findings dated
April 29, 2013 and in consideration of the sum of Four Thousand Eight Hundred Fourteen Dollars
($4,814.00), lawful money of the United States of America paid by Row off Front Street LLC, having an
office and place of business at Front Street, P.O. Box 582, Greenport, New York 11944, we have given
and granted by these presents do hereby give and grant unto the said Row off Front Street LLC the
owner of the land adjacent to the land hereinafter described, its grantees or successors in interest, the
following described parcel of land:
All that certain parcel of land, formerly under the waters of Greenport Harbor,
situate in the Village of Greenport, Town of Southold, County of Suffolk, State of New
York being bounded and described as follows:
BEGINNING at a point on the westerly line of lands now or formerly of William F.
Claudio, Inc., Liber 9280 of Deeds at page 580, at the ordinary high water mark of 1928,
said POINT OF BEGINNING being the following two courses from the intersection of
the southerly side on Front Street with the Westerly line of Main Street:
1) westerly along the southerly side of Front Street a distance of 217.17 feet to a
point, and;
2) South 19 degrees 14 minutes 24 seconds East, a distance of 167.56 feet.
THENCE from said POINT OF BEGINNING South 19 degrees 14 minutes 24
seconds East, along said westerly line of lands of William F. Claudio, Inc. a distance of
43.15 feet to the present bulkheaded high water mark of Greenport Harbor;
THENCE South 72 degrees 28 minutes 20 seconds West, along said bulkheaded
high water mark of Greenport Harbor, a distance of 26.01 feet to a point at lands under
water granted to the Village of Greenport on March 17, 2006 and recorded in Book 109
of Patents at page 1;
THENCE North 19 degrees 14 minutes 24 seconds West, along said lands granted
to the Village of Greenport, a distance of 42.38 feet to a point at the mean high water
mark of 1928;

THENCE North 70. degrees 45 minutes 36 seconds East, along said high water
mark, a distance of 26.00 feet to the Point of Beginning.
Containing 1,112 square feet of land, more or less.
As shown on a map entitled, "State of New York Office of General Services,
Submerged Land Application Map in the Application of ROW off Front Street LLC for
lands under the waters of Greenport Harbor," dated June 7, 2011, and filed in the New
York State Office of General Services as O.G.S. Map No. 2374 and to be filed with this
Letters Patent in the Suffolk County Clerk's Office.
-RESERVING unto the said People of the State of New York a pedestrian easement
six (6) feet in width along the southerly boundary of the above described parcel for
public pedestrian access along the waterfront. The easement hereby reserved shall remain
in effect as long as public access is continued and maintained across the Village of
Greenport waterfront area.
SUBJECT TO the right of way reserved to Katz of Greenport, Inc. and its
successors and assigns over the easterly ten (10) feet of the above described parcel as set
forth in deed dated June 6, 1956 and recorded in the Suffolk County Clerk's Office Liber
4126 of Deeds at page 130; and also subject to the right of way reserved to William F.
Claudio, Inc., the adjacent property owner to the east, its successors and assigns over the
same ten (10) foot right of way, as set forth in a deed from Wm. J. Mills and Co., Div. to
William F. Claudio, Inc. dated November 30, 1982 and recorded in the Suffolk County
Clerk's Office in Liber 9280 of Deeds at page 580.
TO HAVE AND TO HOLD the above described parcel unto the said Row off Front Street LLC, its
successors and assigns forever.
