release unto the party of the second part, the heirs or successors and assigns of the party of the second part

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, in the Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE `A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises conveyed to the party of the first part by deed recorded in
Liber 11708 Page 629.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

New York", prepared by Otto W. Van Tuyl & Son, from surveys completed June 14,
1960 and filed in the Office of the Clerk of the County of Suffolk on August 30, 1960 as
Map #3230, which said lot is more particularly bounded and described according to said
map as follows:
BEGINNING at a point on the Westerly side of Beebe Drive distant Southerly 500.00
feet from its intersection with-the Southerly side of Antler Lane, as measured along the
said Westerly side of Beebe Drive said point of beginning being where the division line
between Lots 21 and 22 intersects the westerly side of Beebe Drive and from said point
of beginning;
RUNNING THENCE South 31 degrees 44 minutes 20 seconds East along said westerly
side of Beebe Drive, a distance of 100.00 feet to land now or formerly of William
Manning;
THENCE South 76 degrees 43 minutes 40 seconds West along the northerly side of said
land a distance of 368.00 feet to the ordinary high water mark of Eugene's Creek;
THENCE Northerly along said ordinary high water mark on an arc of a curve subtended
