THIS INDENTURE, made the 29`h day of August, 2013, between KEVIN J. WRYNN

party of the first part, and JOEL I. KLEIN and SANDRA S. KLEIN, residing at 118
Old Post Road North, Croton-on-Hudson, New York 10527, party of the second part.
WITNESSETH, that the party of the first part, in consideration of ten dollars and other
valuable consideration paid by the party of the second part does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York shown and designated as Lot No. 12
as show on a certain map entitled, "Map of Honeysuckle Hills, at Mattituck, Town of
Southold" and filed in the Office of the Suffolk County Clerk on October 16, 1981 as
Map No. 7019.
Said lot being bounded and described as follows:
BEGINNING at a point on the southwesterly side of Lloyd's Lane at the division line
between Lot Nos. 1 and 12 as shown on the aforesaid filed map;
RUNNING thence southeasterly along the arc of a curve bearing to the left, having a
radius of 70 feet, 99.15 feet;
THENCE South 4 degrees 9'25" West 219.44 feet;
THENCE South 67 degrees 23'30" West 100 feet;
THENCE North 12 degrees 51'30" West 95.81 feet;
THENCE North 19 degrees 11'30" West 178.66 feet; and
THENCE North 64 degrees 23'00" East 137.06 feet to the southwesterly side of Lloyd's
Lane, to the point or place of BEGINNING.

Property to be conveyed is intended to be the same property described in Uber
11729 cp 279.
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, subject to all
easements, rights-of-way, reservations, restrictions and encumbrances of record
and subject to all zoning laws and ordinances.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in
any way whatsoever, except as aforesaid.
AND the party of the first part covenants as follows: that said party of the first
part is seized of the said premises in fee simple, and has good right to convey the
same; that the party of the second part shall quietly enjoy the said premises; that
the said premises are free from encumbrances, except as aforesaid; and that the
party of the first part will execute or procure any further necessary assurance of
the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
