WITNESSETH, that the parties of the first part, in consideration of Zero Dollars and other valuable consideration
paid by the Parties of the second part, do hereby remise, release and quitclaim unto the Parties of the second part, as
tenants by the entirety, and their heirs or successors and assigns of the Parties of the second part forever,

OF NEW YORK, KNOWN AND DESIGNATED US LOT NO. 47 ON A CERTAIN MAP ENTITLED,
"BAY HAVEN AT SOUTHOLD, TOWN OF SOUTHOLD, SUFFOLK COUNTY, NEW YORK",
SURVEYED DECEMBER 10, 1958 BY OTTO W. VAN TUYL & SON, LICENSED SURVEYORS,
GREENPORT, NEW YORK, AND FILED IN THE OFFICE OF THE CLERK OF SUFFOLK COUNTY

BEING THE SAME PREMISES AS CONVEYED IN DEED FROM ANTHONY STEMKOWSKI AND
GLORIA STEMKOWSKI, HIS WIFE RECORDED 5107107 IN BOOK D12504, PAGE 91 IN SAID
COUNTY AND STATE.

The purpose of this deed is to add the Grantor's spouse to title.
SAID CONVEYANCE is not in fraud of creditors and does not render the grantor insolvent.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises;
TOHAVE AND TOHOLD the premises herein granted unto the Parties of the second part, the heirs or successors
and assigns of the Parties of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust

fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "Parties" whenever the sense of this indenture so requires.
