WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second party, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of real property, with the buildings and improvements therein contained, situate,
lying and being in the Town of Southold, Town of Southold, County of Suffolk and state of New York, bounded
and described as follows:
BEGINNING at a point on the easterly side of Young's Avenue where the sane is intersected by the southerly side of
land now or formerly of Vincent Satkoski (Satkowski);
RUNNING THENCE along said land the following courses and distances;
(1) North 80 degrees 30 minutes 30 seconds East 211 feet;
(2) North 8 degrees 10 minutes 00 seconds East 63 feet to land now or formerly of Audrey Lockwood Berglung;
RUNNING THENCE along said land, South 80degrees 30 minutes 30 seconds West 211 feet to the easterly side of
Young's Avenue;
RUNNING THENCE along the easterly side of Young's Avenue 8 degrees 10 minutes 00 seconds West 63 feel to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by deed dated December
19, 1986 and recorded in the Office of the Clerk of the County of Suffolk on December 26, 1986 in Liber 10202 at Page
No. 434.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the parry of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the patty of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
