Road, Dix Hills, New York 11746
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. 2 on a certain map entitled
"Minor Subdivision Map of Andrew P. Krupski" and filed in the Office
of the Clerk of the County of Suffolk on March 24, 1995 as Map No.
9650 , said lot being more particularly bounded and described
according to said map as follows:
; k BEGINNING at a point on the westerly side of Town Harbor Lane
which point is distant 290 . 33 feet northerly from the corner formed
by the intersection of the northerly side of Terry Lane and the
westerly side of Town Harbor Lane; running thence from said point
of beginning along the northerly side of Lot No. 22 on the aforesaid
"Map of Subdivision Property of Jonathan T. Overton" South 580 28 '
50" West 214 . 16 feet to the easterly side of Lot No. 107 on the
"Map of Founders Estates" , Suffolk County Map No. 834 ; running
thence along the easterly side of Lot Nos . 107 and 106 on the
aforesaid map North 27° 26 ' 20" West 75 . 19 feet to land of
Stanley J. Szymczak and Theresa A. Szymczak; running thence along
said last mentioned land North 580 28 ' 50" East 208 . 82 feet to
the westerly side of Town Harbor Lane; running thence along the
westerly side of Town Harbor Lane South 31° 31 ' 10" East 75 . 00 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to
the party of the first part by deed dated June 13 , 1977 and recorded
in the Suffolk County Clerk' s Office on June 15 , 1977 in Liber 8252
Page 555.
TAX MAP The party of the second part has simultaneously herewith executed and delivered
DESIGNATION a purchase money mortgage in the principal sum of y35,000.00 which mortgage is
intended to be recorded simultaneously herewith.
D+st. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec, 064 . 00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

013 . 001 AND the party of fire first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
