" GIULIANO LOMBARDI, residing at 218-49 Sawyer Avenue, Queens Village, New York
11427, as surviving tenant by the entirety of MAURA LOMBARDI, deceased on December 15,
2011, party of the first part, and
ROBERT LOMBARDI, residing at 8 Woodleigh Place, Weatogue, Connecticut 06089, as
Trustee of the "Giuliano Lombardi Trust", party of the second part,
W ITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate
lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated
as Lot No. 3, as shown on a certain map entitled, "Map of Crown Land Lane," and filed in the Office of the
Clerk of the County of Suffolk on August 27, 1975, as Map No. 6289.
BEGINNING at a point on the westerly side of Crown Land Lane at the southeasterly corner of the
premises herein described, which said point marks the division line between lots 2 and 3; RUNNING
THENCE South 61 degrees 24 minutes 50 seconds West along the northerly line of Lot No. 2, 317.45
feet; THENCE North 47 degrees 48 minutes 20 seconds West along land of Horton, 90.0 feet;
THENCE North 52 degrees 50 minutes 20 seconds East along the southerly line ofLot No. 4, 418.75
feet to the westerly side of Crown Land Lane; THENCE southerly along said westerly side of Crown
Land Lane and along an arc of a curve having a radius of 380.0 feet, a distance of 163.17 feet to the
point or place of BEGINNING.
SAID PREMISES being known as 515 Crown Land Lane, Cutchogue, New York.
THE PARTY OF THE FIRST PART is the sole lifetime beneficiary of the Party of the Second Part,
the "Giuliano Lombardi Trust" dated f~~.e.fYl 122_ o , 2012, during the lifetime of the
Partyofthe First Part and is entitled to all available veterans and senior exemptions as provided under
RPTL subsections 458(7}, 458-a(5) and 467(9), and the school tax relief (STAR} exemption as
provided under RPTL section 425.
TOGETHER with all the right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first pars, incompliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party"'shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
