of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

the first part will receive the consideration for this conveyance and will hold the right to receive such

Suffolk and State of New York ,bounded and described as follows:
BEGINNING at a~ concrete monument located on the easterly line of a certain 24 foot right of way known as Raccoon
Road where the same is intersected by the northerly line of premises now or formerly of Withers which said point of
beginning is the following courses and distances from the point of intersection of the easterly line of Cox Neck Road (a
public highway) and the southerly line of a private road known as Miller's Right of Way:
1) South 85 degrees 30 minutes Eat a distance of 1147.61 feet, more or less, to a concrete monument;
2) South I8 degrees 07 minutes 30 seconds East a distance of 435.33 feet to the concrete monument at the point of
beginning of the within described parcel from poinE of beginning;
RUNNING TI-IENCE North 71 degrees 52 minutes 30 seconds East along said premises now or formerly of Withers a
df stance of 153.37 feet to a concrete monument and lands now or formerly of Danowski;
