DAVID L. STEELE, residing at 107 Elijah's Lane, Mattituck, New York 11952
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100---------------------------------

and other good and valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, being more fully described
on SCHEDULE °A" attached hereto and made a part hereof.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, reservations and easements of record.
TOGETHER with ali right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that tract or parcel of land, situate in the village of Mattituck, County of Suffolk and
State of New York, and bounded and described as follows; ON the north by the highway
commonly called the Middle Road, on the east by property of the Estate of William
Wickham, on the south by the L.I. Railroad and on the west by property formerly of
Stanley Jarminski and other property formerly of E.C. Tuthill, containing eleven and one
half acres be the same more or less.
LESS so much as was taken by the County of Suffolk for widening of Middle Road (Co.
Rt. 48).
BEING and intended to be part of the same premises conveyed to ERNEST C. TUTHILL
by deed recorded in the Office of the Suffolk County Clerk in Liber 1087 Page 480, and
devised to the party of the first part by the Last Will and Testament of ERNEST C.
TUTHILL, admitted to probate by the Suffolk County Surrogate's Court under file
No.788P 1980.

ALL that certain tract, piece or parcel of land, situate, lying and being at Cutchogue,
Town of Southold, County of Suffolk and State of New York, bounded Westerly by land
formerly of Gottlieb Grathwohl, Southerly by land formerly of Henry P. Gould; Easterly
by kand of the estate of Elijah W. Tuthill, deceased, and Northerly by Middle Road.
Containing by estimation ten (10) acres more or less.
BEING AND INTENDED TO BE part of the premises conveyed by Augustus C. Becker
to Ernest C. Tuthill by deed dated October 11, 1905 and recorded in the Suffolk County
Clerk's Office in Liber 573 cp 178.
Less so much as was taken by the County of Suffolk for the widening of Middle Road
(County Route 48).

All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town
of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point which is located the following four courses from the end
of a curve connecting the southerly side of Middle Road, as widened, with the westerly
side of Elijah's Lane, said curve having a radius of 72.00 feet and a length of 103.00 feet,
Subtended by a chord bearing North 16 degrees 16 minutes 12 seconds East a distance of
94.44 feet;
1) Running thence along the southerly side of Middle Road, as widened, along an arc of
a curve bearing to the right having a radius of 2832.79 feet a distance of 173.48 feet;
2) Continuing along the southerly side of Middle Road, North 63 degrees 43 minutes 40
seconds East 1340.17 feet;
3) Continuing along the southerly side of Middle Road, along an arc of a curve having a
radius of 11519.16 feet a distance of 186.54 feet, subtended by a chord bearing North 63
degrees 15 minutes 51 seconds East to a point;
4) Thence South 26 degrees 16 minutes 20 seconds East 512.03 feet to the true point of
beginning; said point of beginning being the southeasterly corner of Parcel 2A described
above.
RUNNING THENCE South 29 degrees 04 minutes 00 seconds East 6.00 feet to a point;
THENCE South 59 degrees 48 minutes 27 seconds West 601.85 feet to a point;
THENCE North 25 degrees 59 minutes 10 seconds East 47.14 feet to a point at the
southwesterly corner of Parcel 2A;
THENCE North 63 degrees 43 minutes 40 seconds East 599.91 feet along the southerly
line of Parcel 2A to the point or place of BEGINNING.

Estate, North 28 degrees 49 minutes 50 seconds West, 1,737.36 feet to land now or
formerly of Ruthinowski;
RUNNING THENCE along land last mentioned, three courses and distances as follows:

2) South 31 degrees 57 minutes 00 seconds East, 820.47 feet, thence
