HomeMy WebLinkAboutL 11799 P 381 SPCTfON 91.00K LOT f I -11 LE 1 1 l 2 1 L__(_� E EM 21 20 BAR A1N AND SALE DEED Q II THIS INDENTURE, made October 25th, 1996, between LOUIS CINQUE, having an PPiddress at 8 GAINSBOROUGH ROAD, HOLBROOK, NEW YORK, 11741, as ("Grantor"), and BVR MANAGEMENT, INC., a New York Corporation, having its principal office at 1038 WEST JERICHO TURNPIKE, SMITHTOWN, NEW YORK, 11787, as ("Grantee"), WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable consideration, the receipt and sufficiency of which is hereby acknowledged, does hereby grant and release unto Grantee and the heirs, executors, administrators, legal representatives, successors and assigns of Grantee forever, ALL that certain plot, piece or parcel of land, with any buildings and improvements thereon erected, situate, lying and being in the Town of Southold, the County of Suffolk and the State of New York, being more particularly described in Exhibit A attached hereto and made a part hereof, TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said premises, SUBJECT TO all laws, ordinances and regulations of governmental authorities affecting said premises; the state of facts a current survey of said premises would show; and all matters of record. TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs, executors, administrators, legal representatives, successors and assigns of Grantee forever. Grantor covenants that Grantor has not done or suffered anything whereby said premises have been encumbered in any way whatever, except as set forth herein. Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement before using any part of the total of the same for any other purpose.
