the County of Suffolk on November 6, 1909 as Map No. 297, said lot
being more particularly described and bounded as follows:
BEGINNING at a point on the northerly side of Pine Neck Road where
the same is interesected by the westerly side of land now or formerly
Of J.B. Gunnison; which point is also distant 499.23 feet westerly
when measured along the northerly side of Pine Neck Road from the
corner formed by the intersection of the northerly side of Pine Neck
Road with the westerly sade of Oaklawn Avenue, and from said point of
beginning running thence along the northerly side of Pine Neck Road
North 85 degrees 30 minutes West 100 feet to land now or formerly of
Golder; running thence along said land North 4 degrees 54 minutes
20 seconds East 405 feet to Jockey Creek; running thence along the
same South 85 degrees 30 minutes East 100 feet to land now or formerly
of J.B. Gunnison; running thence along said land South 4 degrees
54 minutes 20 seconds West 405 feet to the northerly side of Pine Neck
Road at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by Deed, dated May 4, 1959, and recorded in the office
of the Clerk of Suffolk County on May 11, 1959, in Liber 4623,
Page 595.
THIS DEED IS SUBJECT TO MARJORIE RODENBURG, THE PARTY OF THE FIRST
PART, RETAINING A LIFE ESTATE.
The party of the first part hereby reserves a special power of
appointment, as often as she may choose, to change the remaindermen
as follows:
To or among any one or more members of a class consisting of the party
of the first part's descendants, in any degree, whether presently
living or born hereafter, in such proportions and amounts, without
regard to equality, outright or in further trust, as the party of the
first part may direct and appoint during her lifetime by a properly
written and acknowledged instrument, and recorded prior to death,
making specific reference to this power of appointment. The party
of the first part may not appoint herself, her estate, her creditors
or the creditors of her estate, under any circumstances.
