WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of-the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town Of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as follows:

BEGINNING at a point on the northwesterly line of Wateview Drive distant 620.00 feet
EC: 78 southwesterly from the comer formed by the intersection of the northwesterly line of Waterview
LK: 7 Drive and the southwesterly line of Waterview Drive;

RUNNING THENCE southwesterly along the northwesterly line of Waterview Drive along the arc
of a curve bearing to the left having a radius of 111.12 feet and a distance of 54.50 feet;
THENCE along land now or formerly of Cierach the following two courses and distances:
1. South 57 degrees 42 minutes 00 seconds West 47.73 feet;
2. North 38 degrees 42 minutes 40 seconds West 300.00 feet to the
ordinary highwater mark of Goose Creek;
THENCE along the ordinary high water mark of Goose Creek, along a tie line bearing North 62
degrees 38 minutes 00 seconds East a distance of 102.85 feet to the southwesterly line of land
now or formerly of Ritter,
THENCE along land now or formerly of Ritter South 38 degrees 42 minutes 40 seconds East
277.50 feet to the northwesterly line of Waterview Drive, at the point or place of BEGINNING.
Premises are the same as those described in Liber 9523, cp 106.
The Grantors herein are the same persons as the named Grantees in a certain deed dated
2/16/84 recorded 3/6/84 in Liber 9523, cp 106.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the piemises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvemcpt,bafpre using any part of the total of the same for
any other purpose , .,., .
The word "party" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
