THIS INDENTURE, made the 1 ~ day of May, 2013 between HERODOTUS
DAMIANOS, having an address at c/o 591-A Bicycle Path, Port Jefferson Station, New York
11776 ("Grantor"}, and PINDAR VINEYARDS LLC, a New York limited liability company
having an address at c/o 591-A Bicycle Path, Port Jefferson Station, New York 11776
("Grantee").
WITNESSETH:
That Grantor, in consideration of Ten ($10.00} Dollars paid by the Grantee, does hereby
grant and release unto the Grantee, the heirs ar successors and assigns of the Grantee forever
ALL that certain plat, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Peconic, Town of Southold, Suffolk County, New
York, being more particularly bounded and described on Schedule A annexed hereto and made a
part hereof.
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantar in and to said
premises,
TO HAVE AND TO HOLD, the premises herein granted unto the Grantee, the heirs or
successors and assigns of the Grantee forever.
Being and intended to be the same premises conveyed to Grantor by deed dated April 24,
1980 and recorded in the Office of the Clerk of Suffolk County on April 29, 1980 at Liber 8813
Page 417.
AND Grantor, in compliance with Section 13 of the Lien Law covenants that the Grantor
wil! receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund for the purpose of paying the cost of the improvement and will
apply the same first to the payment to the cost of the improvement before using any part of the
_ total of the same for any other purpose.
AND Grantor covenants as follows:
FIRST That said Grantor is seized of the said premises in fee simple, and has
good right to convey the same;
SECOND That the Grantee shall quietly enjoy the said premises;
THIRD That the said premises are free from encumbrances, except as aforesaid;

FOURTH That Grantor will execute or procure any further necessary assurance of

FIFTH That said Grantor will forever warrant the title to said premises;

BEGINNING at a monument on the northwesterly side of Main State Road in the
northeasterly corner of the hereinafter described premises, and the southeasterly corner of
premises now or formerly Keil;
RUNNING THENCE South 46 degrees 19 minutes 50 seconds West along the
northwesterly side of Main State Road, 468.80 feet to land now or formerly Horton;
THENCE North 40 degrees 40 minutes 50 seconds West along last mentioned land,
