THIS INDENTURE, made the 2nd day of August, 2013,
BETWEEN Mal P. Foglia n/k/a Mal Besedin, of 128 Silverleaf Lane, Islandia, NY 11749,
party of the first part, and
Peter Richardson and Lynn'ltichardson
of 45 Harrison Drive, Berkeley Heights, NJ 07922,
party of the second part;
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents ($10.00} and other
valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Bayview, Town of Southold, Suffolk County, New York, known and designated as Lot No. 49 on a certain
map entitled, "Map of West Creek Estates, Property of Ernest E. and Harold W. Wilsberg, situate at Southold, Suffolk
County, New York", made by Otto W. Van Tuyl from surveys completed January 28, 1963 and filed in the Suffolk
County Clerk's Office on August 19, 1963 as Map No. 3848, being more particularly bounded and described as follows:
BEGINNING at a point an the northerly side of Glenn Road distant 172.40 feet westerly from the intersection of the
southerly side of Shepard Drive and the northerly side of Glenn Road, said point also being the division line between Lots
48 and 49 on the above mentioned map;
RUNNING THENCE along the westerly side of Glenn road the following three courses and distances:
])South 41 degrees 40 minutes 00 seconds West, 60.00 feet;
2) Along the arc of a curve bearing to the right having a radius of 79.$3 feet a distance of 100.05 feet;
3) North 66 degrees 31 minutes 30 seconds West, 70.71 feet to the division line between Lot Nos. 49 and SO on the
above mentioned map;
THENCE along said division line North 17 degrees 08 minutes 40 seconds East, 156.5$ feet to the division line between
Lot Nos. 47 and 49 on the above mentioned map;
THENCE along said division Line and the division line between Lot Nos. 48 and 49, the following two courses and
distances:
1) South 60 degrees 04 minutes 30 seconds East, 76.06 feet;
2) South 48 degrees 20 minutes 00 seconds East, 112.62 feet to the northerly side of Glenn Road the point or place of
BI?GINNNING.
"Premises and grantors are the same as those described in a Deed made by Dorothy Wachter dated August 25, 1998,
recorded September 2, 1998 in Liver 11914 ep 830 as corrected by Deed from Mal P. Foglia dated 07/27/04 recorded
07/27/04 in Liver 12333 cp 500.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,

TOGEThtER with the appurtenances and all the estate and rights of the party of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part, covenants that the parry of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section l3 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
