THIS INDENTURE, made the ~~ day of July in the year Two Thousand Thirteen
BETWEEN Nancy M. Murphy with an address of20 Church Street, Unit A-42, Greenwich,
Connecticut 06830 ("Grantor")
and Nancy M. Murphy of 20 Church Street, Unit A-42, Greenwich, Connecticut 06830 and
Gordon S. Murphy, Jr., of 6$7 Whistler Avenue, Fishers Island, New York 06390, as Co-
Trustees under The Amended and Restated Nancy M. Murphy Trust Agreement dated October
7, 1998, as amended from time to time (the "Grantees")
WITNESSETH, that the Grantor in consideration of One Dollars and other valuable
consideration paid by the Grantees does hereby remise, release and quitclaim unto the Grantees,
the heirs or successors and assigns of the Grantees forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the place as described in Exhibit A attached hereto and made
a part hereof.
TOGETHER with all right, title and interest, if any, of the Grantor, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the Grantor in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the Grantees, the heirs or successors and
assigns of the Grantees forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will received the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purposes of paying the cost of the
improvement before using any part of the total of the same for any other purpose.
IN WITNESS WHEREOF, the Grantor has duly executed this deed the day and year first
above written.

First Piece
All that certain plat, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, Suffolk County, State of New York,
being a portion of Fishers ]sland (which portion is hereinafter called the "Park") lying easterly of
the following line, viz.;
BEGINNING at the southeasterly corner of land owned by the United States, known as the Fart
H.G. Wright Military Reservation, Mount Prospect Tract, on the Shore of Block Island or the
Atlantic Qcean, and;
RUNNING THENCE northerly following the East boundary of the said land of the United States
to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the
northeasterly corner of land of the United States;
THENCE crossing the East End Road and following the same course as the last to the shore of
West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the southerly side of a road forty feet wide, said
monument being 2433.86 feet South of a point which is 7146.22 feet West of another monument
marking the U.S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit of the highest hill on Fishers Island, N.Y.
about 2-114 miles West of the Eastern end of Fishers Island and lies South 79° 29' 46" East of
North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE South 21 ° 48' 30" East, 232.54 feet to a stake;
THENCE South 14° 40" West, 87.17 feet to a stake;
THENCE North 80° 51' S0" West, 80.76 feet to a stake;
THENCE South 78° 53' 40" West, 64.42 feet to a stake;
THENCE South 83° 20' 40" West, 115.01 feet to a stake;
THENCE North 39° 54' 30" West, 135.95 feet to a stake;
THENCE North 32° 18' 40" West, 56.57 feet to a stake;
THENCE North 37° 30" West, 138.43 feet to a stake set on the southerly side of said road;

THENCE eastwardly along the southerly side of said road (and following the arc of a curve to the
right whose radius is 143.53 feet and the direction of whose radius at that point is South 18° 23'
34" East), 48.23 feet to a stake;
THENCE still along the southerly side of said road, South 89 ° 08' 30" East, 109.45 feet to a
stake marking a point of curve to the left whose radius is 616.16 feet and the direction of whose
radius at that point is North S 1 ° 30" East;
THENCE eastwardly, still along the southerly side of said road {and following the arc of said
curve), 155.40 feet to the point of BEGINNING.
Reference may be made to a deed from Roy W. Kline to Nancy M. Murphy dated September 3,
197I and recorded September 10, I971 in Liber 7003, Page 169 of the Suffolk County Clerk's
Office.
Second Piece
All that lot or parcel of land with the buildings and improvements thereon, in the Town of
Southold, Suffolk County, State of New York, being a portion of Fishers Island {which portion is
hereinafter called the "Park") lying to the east of Peninsula Road, said lot or parcel of land being
bounded and described as follows:
BEGINNING at an iron on the southeasterly line of a road, said point being located 2569.93 feet
South of a point which is 7551.67 feet west of a monument marking the United States Coast and
Geodetic Survey Triangulation Station "Chocomount 2", said point of beginning also marking a
point of curve to the right whose radius is 1 l 12.55 feet and the direction of whose radius at that
point is South 69° 20' 2l "East; and
THENCE RUNNING northeastwardly along said road line, following the arc of said curve, 31.77
feet to a point of curve to the right whose radius is 138.53 feet and the direction of whose radius
at that paint is South 67° 42' 10" East;
THENCE northeastwardlya1ong said road line, following the arc of said curve, 117.61 feet;
THENCE South 0° 37' 30" East, 133.17 feet to an iron;
THENCE South 32° 18' 40" East, 56.57 feet to an iron;
THENCE South 39° 54' 30" East, 135.95 feet to an iron;
THENCE South 12° 23' 46" East, 108.24 feet to an iron near the shore of Barlow Pond;
THENCE North 39° 54' 30" West, 368.97 feet to the point of BEGINNING.

Murphy dated May 11, 1977 and recorded May 27, 1977 in Liber 8242, Page 566 of the Suffolk
