Berkhan of 385 Shepard Drive, Southold, New York 11971, as One-Third (1/3) Tenant-in-Common(hereinafter referred to as"Grantor"), and the Berkhan Family Limited Partnership (hereinafter referred to as the "Grantee"), a Nevada limited partnership, c/o Kenneth Rubinstein, P.C., 485 Madison Avenue, 15th Floor, New York, New York 10022, recorded the 3rd day of March, 1997. WITNESSETH: That for and in consideration of the Sum of Ten Dollars ($10.00), future estate planning benefits and other good and valuable considerations, the receipt whereof is hereby acknowledged, the Grantor hereby Grants, Bargains, Sells and Conveys with General Warranty and English Covenants of Title unto the Grantee, a One-Third (1/3) Tenant-in-Common interest in the property hereby conveyed, being all that certain lot or parcel of land together with such improvements and fixtures as are found thereon, and being more particularly described as follows: ALL that certain plot, piece or parcel of land, with the buildings and improvements thergon erected, situate, lying and being in the Town of Southold, Suffolk County, New York, known and designated as and by the Plots Nos. 82 to 85 inclusive on a certain map entitled, "Map of Goose Bay Estates" in the Town of Southold, Suffolk County, New York, said map being made by Lewis M. Waters, L.S., of Oyster Bay, Long Island, New York, dated September 12, 1934, and filed in the office of the Clerk of the County of Suffolk on the 13th day of November, 1934, as and by the Map No. 1176 (Abstract No. 1197). TOGETHER with all the right, title and interest of the parties of the first part in and to that portion of the road or roads adjacent to the said plots above mentioned, to the center line thereof; SUBJECT to the right of the other owners of plots and said map to pass over and to reasonably use the same. TOGETHER with a right to the use of the streets, avenues and roads shown on said map, said right to be in common with other plot owners on said map.
