residing at 20105 Main Road, Mattituck, New York 11952, party of the first part; and
MARK DICKERSON, residing at 10 Old Stone Lane, East Haven, Connecticut 06512,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Two Hundred Sixty-Five Thousand and
00/100--($265,000-.00)--Dollars, and to effect the distribution of the decedent's estate, and other good and
valuable consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Laurel, in the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 56 on a certain map entitled "Subdivision Map, Section One of Property of
George L. Tuthill and others, situate at Laurel, Town of Southold, N.Y." surveyed March 28, 1928 by
Otto W. Van Tuyl, Greenport, NY, Surveyor and filed in the Office of the Clerk of the County of Suffolk
on January 15, 1929 as Map No. 861, more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Bray Avenue where same is intersected by the division line
between Lots 56 and 57 an said map, said point also being distant 100 feet northerly as measured along
same from the intersection of the northerly side of Fourth Street with the westerly side of Bray Avenue;
RUNNING THENCE along said division line, South 69 degrees 13 minutes 10 seconds West, 150.00 feet;
RUNNING THENCE North 20 degrees 46 minutes 50 seconds West, 50.00 feet to the division line
between Lots 55 and 56;
RUNNING THENCE along said division line, North 69 degrees 13 minutes 10 seconds East, 150.00 feet
to the westerly side of Bray Avenue;
RUNNING THENCE along the westerly side of Bray Avenue, South 20 degrees 46 minutes 50 seconds
East, 50 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as described in and as were conveyed to Catherine
V. Burrowes by deed dated July 14, 2004, recorded August 4, 2004 in Liber 12335 page 208.
TOGETHER with alf right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties" when ever the sense of this indenture so requires.
