THIS INDENTURE, made the 17~' day of July, two thousand thirteen '
BETWEEN
James B. Finnican, residing at 2095 Elijahs Lane, Mattituck, NY 11952,
party of the fast part,
and
George W. Maul and Morgan Maul, Husband and Wife, residing at 10 Goodale Court,
Riverhead, NY 11901,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second party forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, as more fully described on Schedule "A" annexed hereto.
BEING AND INTENDED TO BE the same premises as described in deed made by Mark Cahill and
Debra M. Cahill, his wife, recorded O1-U7-1Q, Liber 12612 page 103.
The premises herein conveyed are not subject to a credit line mortgage.
Premises also known as 2495 Elijahs Lane, Mattituck, NY 11952.

TOGETHER with all right, title and interest, if any, of the party of the first party in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, incompliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cast of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The ward "party" shall be construed as if it read "parties" whenever the sense of this indenture sa requires.

Estates, Section I "and filed in the Office of the Clerk of the County of Suffolk on February 14, 1974 as Map Number
6065, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Elijah's Lane where the same is intersected by the southeasterly end
of a curve having a radius of 25.0 feet a length of 39.27 feet which said curve connects the southeasterly side of Tabor
Road with the southwesterly side of Elijah's Lane;
RUNNING THENCE from said point or place of beginning along the southwesterly side of Elijah's Lane, South 38
degrees 38 minutes 50 seconds East, 130.00 feet;
