BEING AND INTENDED TO BE the same premises conveyed by Deed dated March 15, 2007 and recorded
March 30, 2007 in the Suffolk County Clerk's Office in Liber 12498 on page 753.
WITNESSETH, that the party of the first part, in consideration of ($10.) Ten dollars paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
TOGETHER with all right, tide and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties' when ever the sense of this indenture so
requires.

Point, or Little Hog Neck in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot 49 and part of Lot 50 as shown on a
certain map entitled "Amended Map A of Nassau Point" filed in the Office of the
Clerk of the County of Suffolk on August 16, 1922 as Map No. 156, and being
more particularly bounded and described as follows:
BEGINNING at a monument on the easterly side of Nassau Point Road, said
monument being southeasterly on a tie line course and distance of South 3
degrees 15 minutes 50 seconds East 104.16 feet from the intersection of the
southerly side of East Club Road with the easterly side of Nassau Point Road
and from said point of beginning;
RUNNING THENCE North 78 degrees 36 minutes 20 seconds east 290 feet,
more or less, (deed} North 78 degrees 12 minutes 00 seconds East 258.43 feet
(actual) to the ordinary high water mark of Peconic Bay as shown on survey
made by Peconic Surveyors PC dated 2114/2013;
RUNNING THENCE along said ordinary high watermark of Peconic Bay, South
12 degrees 12 minutes 50 seconds East 115.63 feet (deed) South 6 degrees
47 minutes 10 seconds East 115.70 feet (survey) to land now or formerly of
Miller;
RUNNING THENCE along land now or formerly of Miller South 81 degrees 27
minutes 50 seconds West 317.00 feet, more or less (deed) South 81 degrees 27
minutes 50 seconds West 274.43 feet (survey) to the easterly side of Nassau
Point Road;
RUNNING THENCE along the easterly side of Nassau Point Road on an
irregular curve, a tie line course and distances of North 2 degrees 38 minutes 50
seconds East 102.88 feet to a monument and the point or place of BEGINNING.
SUBJECT however to an easement over a strip of land extending 15 feet in
width along and above the high water mark which shall form part of a common
roadway for the benefit of all persons owning lands at said Nassau Point.
