abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being Town of Southold, Village of Cutchogue, County of Suffolk and State of
New York. BEGINNING at a point on Alvah's Land 90 feet North of a (new stake) as shown on a
map of Otto W. Van Tuyl, Surveyor made September 20, 1933 and running thence North a
distance of about 91 feet to the land of Bush Estate and thence Westerly along the land of Bush
Estate about 240 feet to a concrete monument; thence Southerly and along the land of McCarthy
76 feet; thence easterly along the northerly boundary line along land of Mrs. George Ench's
property a distance of about 240 feet more or Tess to the point and place of BEGINNING.
Together with a» right title and interest of party of the first part to the highway adjacent to the
property herein conveyed, to center line of said highway, subject to the right of the public to sue
