paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of ]and, with the buildings and improvements thereon erected, situate,
lying and being in the Village and Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the northerly side of Hummel Avenue, which
monument is South 70° 95' 10" West 196.00 feet distant from the corner
formed by the intersection of the northerly side of Hummel Avenue and
the westerly side of Boisseau Avenue and which monument is at the
southeasterly corner of land of Hascoat and the southwesterly corner
of the premises about to be described herein; running thence from said
point of beginning along the easterly side of land of Hascoat North
19° 14' 50" West 200.00 feet to a monument and the southerly side of
land now or formerly of Reinckens Family Partnership; running thence
along said last mentioned land North 70° 45' 10" East 50.00 feet to
the westerly side of other land of the party of the first part;
running thence along said last mentioned land South 19° 14' 50" East
200.00 feet to the northerly side of Hummel Avenue; running thence
along the northerly side of Hummel Avenue South 70° 45' 10" West 60.00
feet to the monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the westerly 60.00 feet of the premises
conveyed by deed dated May B, 1997 and recorded in the Suffolk County
Clerk's Office on June 4, 1997 in Liber 11833 Page 767.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the firs[
part will receive [he consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the Eotal of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
