THIS INDENTURE, made the 17th day of April, Two Thousand Thirteen
BETWEEN
HELEN REISS, residing at 670 Hillcrest Drive, Orient, New York 11957
party of the first part, and
TIMOTHY SELLIS and STEPHANIE SELLIS, husband and wife, residing at 278 Grammercy
Drive, Jericho, New York 11573
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot 27 on a certain map entitled "Subdivision Map of
Hillcrest Estates, Section 1 at Orient," and filed in the Office of the Clerk of the County of
Suffolk on August 15, 1983 as Map No. 7218, being bounded and described as follows:
BEGINNING at a point on the northeasterly side of Hillcrest Drive distant South 42 degrees 37
minutes 50 seconds East, 340.50 feet as measured along the northeasterly side of Hillcrest Drive
from the extreme southerly end of a curve connecting the southeasterly side of Soundview Drive
with the northeasterly side of Hillcrest Drive;
RUNNING THENCE North 47 degrees 22 minutes 10 seconds East a distance of 193.96 feet to a
stake;
THENCE North 78 degrees 34 minutes 40 seconds East a distance of 64.36 feet to a stake;
THENCE South 11 degrees 25 minutes 20 seconds East a distance of 235.00 feet to a stake set in
the northerly side of Hillcrest Drive;
THENCE westerly and northwesterly along the northerly and northeasterly side of Hillcrest
Drive the following three courses and distances:
1. South 78 degrees 34 minutes 40 seconds West a distance of 106.52 feet;
2. Along an arc of a curve bearing to the right having a radius of 75.08 feet a length of 76.96 feet;
3. North 42 degrees 37 minutes 50 seconds West a distance of 115.00 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February 10, 2000, and recorded June 6, 2000, in the Office of the Suffolk County
Clerk in Liber 12046, Page 991.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cast
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
re~}uires.
