Re-Schedule PDD Portion of Combined Public Hearing on
Change of Zone Petition Entitled "Canoe Place Inn (CPI),
Canal and Eastern Properties" Requesting Change from
Resort Waterfront Business (RWB) and Motel (MTL) to
Maritime Planned Development District (MPDD), Hampton
Bays.
WHEREAS, related to the application entitled "Canoe Place Inn (CPI), Canal & Eastern
Properties", on June 25, 2013 by Resolution No. 2013-672, the Town Board of the Town of
Southampton deemed the scope and content of the Draft Environmental Impact Statement
(DEIS) adequate for the purpose of public review and scheduled a combined public hearing
on the DEIS and the Maritime Planned Development District (MPDD) zone change
application of R Squared Development, LLC for August 13, 2013 at 1:00 pm; and
WHEREAS, the application requests the re-zoning to facilitate the redevelopment of the
Canoe Place Inn (CPI) site (SCTM No's: 900-207-5-3 & 4), as well as the neighboring Canal
Property, which consists of four parcels located directly east of the Shinnecock Canal and
north of Montauk Highway (SCTM No's: 900-207-4-22.1, 23, 24 & 25), and an Eastern
Parcel, which consists of a single parcel located east of North Shore Road (CR 39), and
north of Montauk Highway (SCTM No. 900-208-2-18.1); and
WHEREAS, specifically, the proposal seeks to rezone (i) the CPI and Canal properties from
their Resort Waterfront Business (RWB) designations to MPDD, and (ii) the Eastern Parcel
from Motel Business (MTL) to MPDD; and
WHEREAS, the proposed redevelopment of the CPI site includes renovating the historic CPI
building for use as an inn with 20 units, a catering facility with a 350-person maximum
room occupancy, a 70-seat restaurant with a 20-seat bar area and 120-seat outdoor
seating, and the renovation of the five existing cottages on the property for extended stay
guest units; the Canal Property is proposed to be redeveloped with forty (40) three-
bedroom, 2,200 sq. ft. townhouses (88,000 sq. ft. of residential dwelling space) including a
6,000 sq. ft. Clubhouse/amenity area, pool (27' x 77') and private marina; the Eastern
Parcel is proposed to contain a community sewage treatment system to handle the
proposed townhouse development; and
WHEREAS, due to a defect in the public noticing requirement pursuant to Town Code §330-
244 (F) (4), the PDD portion of the public hearing cannot be opened on August 13, 2013,
but the Town Board will open and take testimony on the Draft Environmental Impact
Statement (DEIS) pursuant to SEQRA and reschedule the PDD portion so as to provide
additional time for the applicant to properly post the subject premises and send certified
mailings to abutting property owners as required in the Town Code;
NOW, THEREFORE, BE IT RESOLVED, that the Town Clerk is hereby authorized to publish
the following Notice of Rescheduled Public Hearing:
PLEASE TAKE NOTICE, that a public hearing will be held by the Town Board of the Town of

Southampton on September 10, 2013 at 1:00 p. m. at Southampton Town Hall, 116
Hampton Road, Southampton, New York, to hear any and all persons either for or against
the subject of the zone change application of R Squared Development LLC requesting a
change from Resort Waterfront Business (RWB) and Motel Business (MTL) to Maritime
Planned Development District (MPDD) to facilitate the redevelopment of three distinct sites,
namely the Canoe Place Inn (CPI) site (SCTM No's: 900-207-5-3 & 4), as well as the
neighboring Canal Property, which consists of four parcels located directly east of the
