Executor of the Last Will and Testament of SHEILA WUENSCH, Suffolk County Surrogate's Court File

WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration of TEN ($10.00)------dollal•s, paid by the party of the second part,
does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a pipe set on the northerly side of West View Drive distant 399.46 feet southerly and then
westerly along said West View Drive from Brower Raad, said point of beginning being the southwesterly
corner of land of Bascomb, from said point of beginning running along said northerly side of West View
Drive, South 57 degrees 32 minutes 50 seconds West l Ob.4l feet to an iron pipe and land of Fogarty;
RUNNING THENCE along said land of Fogarty, North 11 degrees 17 minutes 20 seconds West 144.67 feet
to a monument;
RUNNING THENCE along land now or formerly of Albrecht, North 63 degrees OS minutes 40 seconds
East 83.06 feet to an iron pipe and said land of Bascomb;
RUNNING THEN along said land of Bascomb South 19 degrees 47 minutes 50 seconds East 130.04 feet to
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Sheila Wuensch (deceased on
51612012) and Lorraine Andrade (deceased on 51312010), as joint tenants with the righ# of survivorship,
by deed dated March 24, 2003 which deed was recorded in the Office of the Clerk of the County of
Suffolk on July 11, 2003 in Liber 12260 at page 559.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and~will hold the right to receive such
consideration as a trust fund to be applied f rst for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
