BETWEEN IAN SHAND and KEVIN SHAND, both residing at 89 Joralemon Street, Brooklyn, N.Y.,
11201, as Trustees of The Dena Shand Unified Credit Trust,
party of the first part, and EMERY KORPI and MARY KORPI, his wife, both residing at 40 Beatrice
Avenue, Syosset, N.Y., 11971
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and
t~Q designated as and by the lot no. 48 on a certain map entitled, "Map of Laurel Park, Town of Southold,
County of Suffolk and State of New York, Daniel R. Young, P.E. and L.S., Riverhead, New York, August
j'. ~~"i .C~ 17, 1925" and filed in the Office of t he Clerk of the County of Suffolk on October S, 1925 as Map No. 212.
~ ~ BEGINNING at a point on the easterly line of North Oakwood Road distant 40 feet northerly as measured
L~11, (,long the easterly line of North Oakwood Road, from the northerly end of a curve connecting the easterly
line of North Oakwood Road with the northerly line of North Oakwood Road;
RUNNING THENCE along the easterly line of North Oakwood Road, North 19' 22' West 80.00 feet;
THENCE North 69' 8' 20" East 257 feet to the mean high water line of Brushes Creek;
THENCE along the mean high water line of Brushes Creek, on a tie line bearing South 61' 12' East 104.93
feet; and
THENCE South 69' 8' 20" West 327 feet to the easterly line of North Oakwood Road, at the point or place
of BEGINNING.
The party of the second part shall have the right to pass over and upon the South Oakwood Road, and
also upon a strip of land along the shore front beyond lot nos. 1 to 4, both inclusive, for the purpose of
bathing, boating and outdoor sports and for ingress to and egress from the waters of Peconic Bay.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed dated 4116!08
from Ian Shand, Executor of the Last Will and Testament of Dena Shand, which deed was recorded in the
Suffolk County Clerk's Office on 1!26/09 in Liber 12578 of Deeds at page 679.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word "party' shalt be construed as if it read "parties" whenever the sense of this indenture so requires.

above written.
