WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00), lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto thc•party of the second part, the heirs or successors and assigns of the party of the second
part forever, .
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate., lying in the Town of Southold, County of Suffolk and State of New York, being more
particularly described in Schedule "A" attached hereto and made a part hereof.
BEINGthe same premises conveyed to the party of the first part by deed dated December ,
2012 and intended to be recorded simultaneously herewith in the office of the Suffolk County Clerk.
TOGETHER with all right, title and interest, if any, of the party of the fast part in and to any
streets and roads abutting the above described premises to the center lines thereof,

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same ftrst to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parries" whenever the sense of this indenture so
requires.

the Town of Southold, County of Suffolk and State of New York, bounded and described as ~

BEGINNING at the northwest corner of the premises herein described, at the point
formed by the intersection of the easterly line of land of Jennings with the southerly line of
premises known as Lot. No. 10 on Map of Oakridge Hills (filed in the Suffolk County i
Clerk's Office as Map No. 3555); which point is distant South 4$ degrees 25 minutes 00
seconds West 758.64 feet from the point formed by the intersection of the southerly line of
Lot No. G on said Map of Oakxidge Hills with the westerly side of Horton's Lane;
RUNNING THENCE along the southerly line of said subdivision Map of Oakridge
Hills, North 48 degrees 25 minutes QO seconds East 365.74 feet to the westerly side of a 50 ~
foot wide proposed road as shown on a proposed minor subdivision map made for Louis
Ramunni by Roderick Van Tuyl, P.C., Licensed Land Surveyor, dated April 20, 1973
(Approved by Southold Town Planning Board May 30,1973);
RUNNING THENCE along said westerly side of said proposed road, South 42
degrees 2G minutes East 164.86 feet to other land of Louis Ramunni;
RUNNING THENCE along other land of Louis Ramunni South 47 degrees 34
minutes 00 seconds West 390.04 feet to said land of Jennings;

RUNNING THENCE along said Land of Jennings North 34 degrees 18 minutes 00
seconds West 172.02 feet to the point ox place of beginning. Said premises containing 1.454
acres, more of less, according to said survey by Roderick Van Tuyl, P.C., dated April 20,
