" and filed in the office of the Clerk of the County of Suffolk on March 16 , 1946 as Map No . 1472 and being bounded and described as follows : BEGINNING at iron pipe set in the easterly line of Arshomomoque Avenue at the division line between Lots 22 and 21 as shown on the aforesaid map; 21 RUNNING THENCE North 73 degrees 00 ' East along the south line of Lot on said map 222 . 37 feet to a monument and bulkhead at the high water mark of Inner Basin or Petty ' s Pond ; RUNNING THENCE along the aforementioned bulkhead and Inner Basin or Petty ' s Pond South 4 11 RUNNING THENCE south7d3e20 degrees001Wests18808 339feetetotthe eastt line of Arshomomoque Avenue; RUNNING THENCE along the east line of Arshomomoque Avenue North 92 degrees 08 ' 10" West 110 .47 feet to the aforementioned division line between Lots 22 and 21 and the point or place of beginning . Being and intended to be the same premises conveyed to party of the first part herein by deed dated 2/21/73 and recorded 2/23/73 in Liber 7347 cp 269 and deed dated 1/8/65 and recorded 1/12/65 in Liber 5684 cp 93 . TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indempre so requires.
