abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration

Description
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the boundary line between land of the party of the first part and land
formerly of Kip, now of Wieurden 140 feet easterly along said boundary line from the easterly line
of Fourth Street; from said point of beginning running along land of the party of the first part,
North 7 degrees 11 minutes 20 seconds East, 114.87 feet to the southerly line of a 15 foot right of
way; thence along said southerly line, two courses: (1 }South 67 degrees 44 minutes 50 seconds
East 5.34 feet; thence (2) South 82 degrees 48 minutes 40 seconds East 64.68 feet; thence
along said land of Miller South 7 degrees 11 minu#es 20 seconds West 115.33 feet to said land
formerly of Kip, now of Wieurden; thence along said land North $2 degrees 48 minu#es 40
seconds West 70.0 feet to the point of BEGINNING.
TOGETHER WITH a right of way for access from the premises herein described to Fourth Street
and from the premises herein described to Greenport Harbor, which said right of way shall be
subject to the following: (1) The installation and maintenance of all utility services. (2) The use of
said right of way shall be in common with other owners abutting thereon. (3) The easterly
terminus of said right of way, which is an area fronting on Greenport Harbor about 50 feet and 65
feet in depth, shall be used for recreational purposes only in common with other owners and shall
not be used for storage of any objects, automobiles, boats or trailers. The said right of way is

seconds East a distance of 102.79 feet Pram a point thereon marking the division of land formerly
of Quinton and land formerly of Kip: running thence South 87 degrees 44 minutes 50 seconds
East a distance of 145.67 #eet to a point of deflection: running thence South 82 degrees 48
minutes 40 seconds East a distance of 289.68 feet more or less to the ordinary high water mark
of Greenport Harbor; running thence along the said high water mark of Greenport Harbor a
distance of 50 feet more or less; running thence North 82 degrees 48 minutes 40 seconds West a
distance of 15 feet: running thence South 7 degrees 11 minutes 20 seconds West, a distance of
33.74 feet to the northerly line of said 15 foot right of way: running thence along said northerly
line North 82 degrees 48 minutes 40 seconds West a distance of 230 feet to a point of deflection;
