WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, Town of
Southold, County of Suffolk and State of New York, known and designated as part of Lot 134 as
shown on a certain map entitled "Map of The Estate of Beebe in Greenport Village," filed in the
Office of the Clerk of Suffolk County on August 10, 183$ as Map Number 9, being more
particulazly bounded and described as follows:
BEGINNING at a point on the easterly line of Second Street distant 155.68 feet as measured in a
northerly direction from the intersection formed by the easterly line of Second Street with the
northerly lines of Center Street;
RUNNING THENCE from said point and place of beginning along the easterly line of Second
Street, North 6 degrees 47 minutes 00 seconds West a distance of 50.21 feet to a point and the
southerly line of Lot 133 as shown on the aforesaid flied map;
THENCE North 83 degrees 16 minutes 00 seconds East a distance of 128.10 feet to a paint;
THENCE through Lot 134 South 6 degrees 47 minutes 00 seconds East a distance of 54.22 feet
to a point;
THENCE South 83 degrees 16 minutes 20 seconds West a distance of 128.10 feet to the point
and place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated November 18, 2010, and recorded February 15, 2011, in the Office of the Suffolk
County Clerk in Liber 12651, Page 233.

~ TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the parry of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first far. the purpose of paying the cost
of the improvement and will apply the same frst to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
