party of the second pan, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of

second part, the heirs or successors and assigns of the party of the second pan forever.
AND the party of the first par[ covenants that the party of the first pan has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of [he first part, incompliance with Section 13 of the Lien Law, covenants that the party of the first part wilE
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any pan of the total of the same for any other purpose.

erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
PARCELI
BEGINNING at a point on the Northwesterly line of aright-of--way extending Northeasterly
from Oriental Avenue, said point being North 65°27' 10" East 80.81 feet from a monument on
said right-of--way line, said monument being located b47.70 feet North of a point which is 259.81
feet East of another monument marking the U.S. Coast and Geodetic Survey Triangulation
Station "PROS"; running thence
NORTH 23°30' West 100 feet; running thence
NORTH 3° 14' West 116 feet to the shore of West Harbor; thence
FOLLOWING the meanders of said shore line in an Easterly direction 60 feet; running thence
SOUTH 23° 30'00" East 195.90 feet to said right-of--way line; and thence
ALONG said right-of-way line South 65° 27' l0" West 100 feet to the point or place of
