BEGINNING at the corner formed by the intersection of the southerly side of Sound View Avenue, with the
Northwesterly side of North Road, C.R. 27;
RUNNING THENCE from said point or place of beginning along the northwesterly side of Sound Road C.R. 27,
south 40 degrees 20 minutes 00 seconds West 333. t 5 feet to land now or formerly of Larsen;
RUNNING THENCE along said land and along lands now or formerly of Czech, Kempner and Main, North 16
degrees 15 minutes 00 seconds West 351.97 feet to the southerly side of Sound View Avenue and running thence
along the southerly side of Sound View Avenue the following 2 courses and distances:
(I) North 85 degrees 33 minutes 10 seconds east 44.68 feet;
(2) South 72 degrees 01 minutes 10 seconds east 283.20 feet to the comer aforesaid, at the point or place of
BEGINNING.
Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises.
Together with the benefits, rights, privileges, easements and subject 1o the burdens, covenants, restrictions, by-
laws, rules, regulatioos and easements all as set forthin the Condominium Documents filed and recorded as
aforesaid.
Subject to: The provisions of the Declaration, By-Laws site plan and floor plans to the Condominium recorded or
filed simultaneously with and as part of the Declaration as the same may be amended from time to time by
instruments recorded or filed in the Suffolk County Clerk's Office, which provisions, together with any
amendments thereto shall bind any person having at any time any interest or estate in the unit, as though such
provisions were recited at length herein.

The use for which the Unit is intended is that of a unit in a motel, subject to the applicable governmental
regulations and zoning ordinances of the Town of South,Id and the restrictions contained in the Declaration.
This conveyance is made in the regular course of business actually conducted by the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center tines thereof; TOGETHER with the appurtenances and all
the estale and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anylhing whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND file party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
