the second part forever,
ALL that cerlhin plot, piece or parcel of tand. with the buildings and improvements thereon erected, situate, lying and being in the

follows:
BEGINNING at a point, said point being a concrete monument on the westerly side of a right of
way distant North 17 degrees, 40 minutes 00 seconds west 196.26 feet to the Easterly side of
Peconic Bay Boulevard, North 28 degrees, 09 minutes 00 seconds East 271.57 feet from a Granite
Highway Angle Monument on the Easterly side Of Peconic Bay Blvd; RUNNING THENCE North
72 degrees, 20 minutes, 00 seconds East 107.26 feet; THENCE South 17 degrees, 25 minutes, 50
seconds East 216.84 feet; THENCE South 33 degrees, 07 minutes, 28 seconds West 137.28 feet;
THENCE along the westerly side of said right of way, North 17 degrees, 40 minutes, 00 seconds
West 303.62 feet to the point or place of BEGINNING.
Said premises being known as and by: 3204 Great Peconic Bay Boulevard, Southold, New York.
Being and intended to be a portion of the same premises conveyed to the party of the first part by
deed dated September 20, 1978, and recorded in the Suffolk County Clerk's Office under Liber
8503, Pages 162-163.
TOGETH ER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurteuances and all the estate and rights of the party ot' the
first part in aud to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, iu compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the considerution for this conveyance and will hold the right to receive such consideration as a trust fund to he applied first for the
purpose of paying the cost of the improvement and will apply the same firs! to the payment of the cost of the improvement before
using any pan of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and
has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are
free from incumbrances, except as aforesaid; that the party of the first part will execute or procure any further necessary assurance
of the title to said premises; and that said party of the first part will forever warrant tho title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
