WITN ESSETH that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being more particularly described on Schedule A attached hereto and made a

TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein wanted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that thc party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in comptiance with Section 13 of the Lien La(v, hereby covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No.14 on a certain map
entitled, "Revised Subdivision at Peconic, N.Y.", property of Alonzo Jersey, being Plot
282, made and completed April 21, 1930 by Otto W. Van Tuyl," and filed in the Office
of the Clerk of the County of Suffolk, New York, April 28, 1930, file no. 763, and which
map superseded Subdivision made May 9, 1923 and file in said County Clerk's Office
in File No. 640, which said lot Ks more particularly bounded and described as follows:
BEGINNING at a monument In the southwesterly side of West Cove Road (formerly
Northwest Loop) where same is intersected by the division Kine between lots 13 and
14 on said map which point of beginning is distant 135.13 feet from a monument in
the southwesterly line of Haywaters Road as measured along a course bearing South
61 degrees 07 minutes 40 seconds West from said monument to the point or place of
BEGINNING.
THENCE South 61 degrees 46 minutes 50 seconds East along said division line,
200.40 feet to a monument in the northwesterly line of Lot 12 on said map;
THENCE South 37 degrees 18 minutes 10 seconds West along the northwesterly line
of said lot, 90 feet to a monument in the southwest corner or lot 14;
THENCE North 63 degrees 14 minutes 50 seconds West along the division line
between lots 14 and 15 on said map, 262.00 feet to a monument in the southwesterly
side of West Cove Road;
THENCE northeasterly along the southeasterly side of West Cove Road as it winds
and turns, 122 feet, more or less to the monument at the point or place of
