BARGAIN AND SALE DEED
THIS INDENTURE, made as of March 6th, 2013, between John R. Haas and Gayle Haas his
wife, having an address at 601 Cedars Rd., Cutchogue, NY 11935 (referred to herein as "Grantor"),
and John R. Haas, having an address at 601 Cedars Rd., Cutchogue, NY 11935 (referred to herein as
"Grantee").
WITNESSETH, that Grantor, in consideration ofTen Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, do hereby grant and
release unto Grantee, its heirs, executors, administrators, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Cutchogue, Town of Southold, the County of Suffolk, and the
State of New York, being more particularly described in Exhibit A attached hereto and made a part
hereof,
TOGETHER with all fight, title and interest, if any, of Grantor in and to any streets and roads abutting
said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantors in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and his heirs,
executors, administrators, successors and assigns forever.
Grantor is the owners of said premises.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that it will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied fu'st for the purpose of paying the cost of the improvement before using any part of
the total of the same for any other purpose.

BEGINNING at a point at the southerly terminus of the westerly line of a 30 foot Private Road, which
point is distant 368.70 feet southerly from Cedars Road as measured on a course bearing South 01
degree 06 minutes 10 seconds East along the westerly line of said Private Road, which point is also
distant 68.70 feet southerly from the northeasterly comer of land conveyed to James Ray and wife by
deed recorded in Liber 6118 of deeds Page 11, and from said point of beginning running:
THENCE South 87 degrees 02 minutes 30 seconds East across the southerly end of Private Road and
other land of Case, 239.82 feet to land now or formerly of Julius Tuthill;
THENCE South 04 degrees 20 minutes 10 seconds West along said land now or formerly of Julius
Tuthill, 82 feet;
THENCE South 35 degrees 00 minutes 00 seconds West still along said land of Julius Tuthill, 30 feet to
land now or formerly of john Wickham;
THENCE North 81 degrees 45 minutes 00 seconds West along said land of Wickham 196 feet;
THENCE North 48 degrees 18 minutes 00 seconds West still along land of Wickham 27.79 feet to land
of James Ray and wife first above mentioned;
THENCE North 01 degree 06 minutes 10 seconds West along said land of Ray, 72.11 feet to the point
or place of beginning.
TOGETHER with a fight of way over the aforesaid 30 foot Private Road from the northwesterly comer
of the premises northerly about 368 feet for ingress and egress to Cedars Road. Said fight of way
includes a utility easement for all necessary and convenient utilities including but not limited to those
services provided by Suffolk County Water Authority, Long Island Power Authority and Cablevision, to
pass over or under said Private Road running from the aforesaid landlocked parcel to Cedars Road.
Being and intended to be the same premises conveyed to the Grantor by deed dated July 10% 1985,
recorded in the office of the Suffolk County Clerk July 16% 1985 in Liber 9831 at Page 404.
