THIS INDENTURE, made as of the day of December, two thousand and twelve,
between
LINDA GAMBARDELLA~ residing at 19 Wcstbury Road, Garden City, New York 11530,
party of the first part, and
1450 BROADWATERS LLC, a New York Limited Liability Company, with offices at 19
Westbury Road, Garden City, New York 11530,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen ($10.00) dollars, lawful
money of the United States, paid by the party &the second part, does hereby grant and release unto the
party oftb. e second part, the heirs or successors and assigns &the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk, and State &New York,
knowa and designated as Lot 257 on a certain map entitled, "Amended map &Nassau Point" and filed in
the Office of the Clerk of the County of Suffolk on August 16, 1922 as map #156.
Said premises are more particularly bounded and described as follows:
BEGINNING at a polar on the westerly side of Broadwaters Road, said point being a distance of
534 feet from Crabber Road;
RUNNING TItENCE North 44 degrees, 46 minutes, 10 seconds west 430.0 feet to a point on
the shoreline of Haywaters Cove;
THENCE the following tie line course and distance of North 5 degrees, 09 minutes, 00 seconds
East 192.57 feet;
THENCE south 35 degrees, 37 minutes, 00 seconds east 540.00 feet to a point on the westerly
side of Broadwaters Road;
THENCE on a tie line course and distance of South 26 degrees, 28 minutes, 30 seconds west
64.90 feet to the point or place of BEGINNING.
Said premises being known as 1450 Broadwaters Road, Cutchogue, NY 11935.
Being and intended to be the same premises as conveyed to LINDA GAMBARDELLA from
MICHAEL F. GAMBARDELLA and LINDA GAMBARDELLA by deed dated September 21,2012, and
recorded in the Suffolk County Clerk's office on 10/16/2012 in Liber D00012708 at page 552.
TOGETHER with all right, title and interest, if any, of the paccy of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will r~ceive the consideration for this conveyance and will hold the right to receive

such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same fa'st to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said party of the first part is seized of the said premises in fee simple, and has good
right to convey the same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from encumbrances, except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance
of the title to said premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
