THIS INDENTURE made this 14 th day of' January, 2013, BETWEEN
Daniel DeVito and Gina DeVito, having an address at 53 Glendale Road, Rye, New York 10580
party of the first part, and
David Bolon, having an address at 405 Greenwich Street, Apt. 5, New York, New York 10013
party of the second part
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, the receipt and adequacy of which arc hereby
acknowledged, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York and being more particularly described in Schedule A attached hereto and made a part
hereof.
Said premises being known as 60 Four Winds Court, Southold, New York.
Being the same Premises conveyed to the pany of thc first part by deed from Zoumas
Contracting Corporation dated 5/25/2001 and recorded 6/6/2001 in Liber 12122 page 564.
Said Premises to be used for residential purposes.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all thc estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns of the party of thc second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first pan will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any pan of the total of the same for any other purpose.
The word "party" shall be construed as if it reads "parties" whenever the sense of this indenture
so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town
of Southold, County of Suffolk and State of New York, known and designated as
Lot No. 38 as shown on a certain map entitled, "Map of Angel Shores" and filed
in the Suffolk County Clerk's Office on August 23, 1995 as Map No. 9729, and
being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Four Winds Court at the extreme
easterly end of an arc of a curve which connects the southerly side of Four
