As to Lot 38 the conveyance herein is made together with the following: TOGETHER with all the right, title and interest of the party of the first part, if any, in and to the land lying within the bed of Hiawatha's Path adjacent to the subject premises on the north to the center line thereof, subject, however, to the passage of others over Hiawatha's Path and subject to the right reserved by the party of the first part to dedicate Hiawatha's Path to the Town of Southold as a public highway. Both lots 53 6 38 are conveyed together with the following: TOGETHER with and subject to the right of the use of the roadways within "Laughing Water" and to the beach or strand of Hog Neck Bay jointly with other owners of premises at "Laughing Water." TOGETHER with a right to the use, in common with others, of the playground, beaches, Muskoday Bridge and the Marina, together with access thereto, subject however, to the rules and charges of the Laughing Water Property Owners Association.
