Marion, NY Dear Mr. Verity: I inspected the above-captioned house on October 31, 2012. This immediately after tropical storm Sandy. The following conditions were noted: Some of the concrete block piers supporting the south side of the living room floor joists had fallen over. This after the wood bulkhead protecting the house failed and waves hit the south facing wall. This caused damage to the south wall framing and windows. The floor's structural framing directly adjacent to the wall had settled but was still intact. The side walls at the east and west sides, along with the remaining portions of the house, were not damaged. This included the second floor loft bedroom and peak roof structural framing members located over the living room. New concrete foundations need to be constructed under the south half of the house. The existing living room floor framing also needs to be removed and re-built. The south exterior wall below the roof structure top sill plate and loft floor joists also needs to be re-framed and new windows and vinyl shingle siding installed.
