SETTING OF THE NEXT PLANNING BOARD MEETING
Don Wilcenski: Good evening ladies and gentlemen, and welcome to the regularly-
scheduled Southold Town Planning Board's May 6, 2013 Public Meeting. Our first
order of business is to set Monday, June 3, 2013 at 6:00 p.m. at the Southold Town
Hall, Main Road, Southold, as the time and place for the next Planning Board Meeting.

SET HEARINGS
Harbes Greenhouse & Farm Shed - This site plan is for the proposed construction of
a 30' x 96' (2,880 sq. ft.) greenhouse, a 12' x 16' farm shed and a 10' x 16' poultry pen
on 13.5 acres in the A-C Zoning District. The property is located at 555 Sound Avenue,
_+830' w/o Aldrich Lane, Mattituck. SCTM#1000-120-1-3
Pierce Rafferty: Mr. Chairman, I'd like to offer the following resolution:
WHEREAS, on April 22,2013, the applicant submitted an application for site plan
review; and
WHEREAS, this site plan is for the proposed construction of a 30' x 96' (2,880 sq. ft.)
greenhouse, a 12' x 16' farm shed and a 10' x 16' poultry pen on 13.5 acres in the A-C
Zoning District, Mattituck; be it therefore
RESOLVED, that the Southold Town Planning Board sets Monday, June 3, 2013 at
6:00 p.m. for a public hearing regarding the hand drawn survey entitled "Site Plan for:
Edward Harbes, SCTM#1000-120-1-3" stamped "received by the Planning Board" on
April 22, 2013.

Vineyard 48 - This amended site plan is for the proposed construction of a 40' x 100'
pole barn pavilion with two walls, a re-design of the existing parking areas, and the
addition of an overflow parking area with 100 parking spaces. Existing onsite are: a
2,032 sq. ft. tasting room, a 320 sq. ft. accessory retail store, 1,480 sq. ft. office, a
3,000 sq. ft. storage building and 11.3 acres of grapevines on 14.9 acres in the A-C
Zoning District. The property is located at 18910 CR 48, _+340' w/o CR 48 and Depot
Lane in Cutchogue. SCTM#1000-96-4-4.3
William Cremers: WHEREAS, on April 1,2013, the applicant submitted an application
for site plan review; and

WHEREAS, this amended site plan is for the proposed construction of a 40' x 100' pole
barn pavilion with two walls, a re-design of the existing parking areas, and the addition
of an over-flow parking area with 100 parking spaces. Existing on site are a 2,032 sq. ft.
tasting room, a 320 sq. ft. accessory retail store, 1,480 sq. ft. office, and 3,000 sq. ft.
storage building and 11.3 acres of grape vines on 14.9 acres in the A-C Zoning District;
be it therefore
RESOLVED, that the Southold Town Planning Board sets Monday, June 3, 2013 at
6:02 p.m. for a public hearing regarding the "Amended Site Plan: Vineyard 48" dated
November 2, 2012 and last revised March 28, 2013, prepared by Angel B. Chorno.

SITE PLAN DETERMINATIONS
Sherwood House Vineyards - This site plan is for the proposed construction of two
patios, one of brick at 160 sq. ft. and the other a cedar deck at 490 sq. ft. for an outdoor
wine tasting area that will include a 4,453 sq. ft. gravel parking lot with a connecting
paved footpath. The property is located at 2600 Oregon Road, +/- 460 ft. w/o Elijah's
Lane, Mattituck. SCTM#1000-100-4-5.3
William Cremers: Mr. Chairman, I will offer the following:
WHEREAS, this site plan is for the proposed construction of two patios, one of brick at
160 sq. ft. and the other a cedar deck at 490 sq. ft. for an outdoor wine tasting area that
will include a 4,453 sq. ft. gravel parking lot with a connecting paved footpath; and
WHEREAS, on April 15, 2011, Patricia Moore, Esq., agent to the applicant, submitted
an application for site plan review; and
WHEREAS, on May 9,2011, the Planning Board formally accepted the agricultural
application for review; and

WHEREAS, on May 18, 2011, the Planning Board, pursuant to Southold Town Code
§280-131 C., distributed the application to the required agencies for their comments;
and
WHEREAS, on May 26, 2011, the Mattituck Fire District determined there was
adequate fire protection for the site; and
WHEREAS, on June 2, 2011, the Southold Town Fire Inspector reviewed and
determined that there was adequate fire protection and emergency access for the site;
and
WHEREAS, on June 24, 2011, the Town of Southold LWRP Coordinator reviewed the
above-referenced project and determined the proposed project to be consistent with
Southold Town LWRP policies; and
WHEREAS, on June 27, 2011, the Southold Town Engineer reviewed the above-
referenced application and determined that the proposed drainage meets the minimum
requirements of Chapter 236 for Storm Water Management; and
WHEREAS, on July 11,2011, a public hearing was held and closed; and
WHEREAS, on Mamh 21, 2013, the Suffolk County Department of Health Services
(SCDHS) approved the site plan, dated January 17, 2013, for a "Vineyard Tasting Area
& Bathroom"; and
WHEREAS, on April 8, 2013, the Southold Town Planning Board determined that all
applicable requirements of the Site Plan Regulations, Article XXIV, §280 - Site Plan
Approval of the Town of Southold, have been met; and
WHEREAS, on May 6, 2013, the Southold Town Chief Building Inspector reviewed and
certified the proposed site plan as a permitted use in the A-C Zoning District; be it
therefore
RESOLVED, that the Southold Town Planning Board has determined that this proposed
action is consistent with the policies of the Town of Southold Local Waterfront
Revitalization Program;

William Cremers: and be it further RESOLVED, that the Southold Town Planning
Board grants Approval with Conditions to the site plan entitled "Sherwood House
Vineyards Wine Tasting Patio & Deck" dated September 10, 2012 and last revised
August 8, 2012, prepared by CMS Architecture & Design, and authorizes the Chairman
to endorse the site plan, including the following two (2) plans, after Conditions 1 and 2
are met as listed below:
· Page A-0 New Patio & Deck Septic System
· Page A-1 Site Plan New Patio & Deck
Conditions:
This site plan is approved with the following eight (8) conditions, the first two of which
must be met prior to the endorsement of the site plan:
1. Obtain any necessary variances for the proposed structures that require building
permits, or revise the plan to the Planning Board's satisfaction so that all
structures meet the required setbacks.
2. Obtain Certificates of Occupancy for all existing structures onsite.
3. No parking or standing on or along Oregon Road.
4. No buses or limousines permitted on site.
5. Maximum tent size over designated seating area is 10' x 30'-larger tents
require Special Event Permit.
6. Maximum tent size over patio & deck area is not to exceed their respective
footprints. Larger tents require Special Event Permit.
7. Use of a tent outside of designated seating, patio or deck, requires Special Event
Permit.
8. Site occupancy is limited to 72 people. A Special Event Permit is required if
more than 72 people are expected onsite at any one time.

North Fork Self StoraRe Carport - Addition of Walls - This proposal is for the
addition of walls to an approved site plan for a 1,800 sq. ft. carport on the existing 3.1-
acre North Fork Self Storage site in the LI Zoning District where four existing buildings
total 53,425 sq. ft. The 40' x 45' carport is to be used as a staging area for customers
to have access to mobile storage containers. The property is located at 50 Commerce
Drive, Cutchogue. SCTM#1000-96-1-1.4
Pierce Rafferty: WHEREAS, on December 12, 2011, site plan approval was granted for
a proposed addition of an 1,800 sq. ft. carport on the existing 3.1-acre North Fork Self
Storage site in the LI Zoning District where four existing buildings total 53,425 sq. ft.
The 40' x 45' carport would be used as a staging area for customers to have temporary
access to containers. The carport is proposed to be built on an existing asphalt area;
and
WHEREAS, on April 18, 2013, the applicant submitted a revised site plan proposing the
approved 40'x 45' carport to be enclosed on all sides for protection from the elements
for customers and employees and for the purpose of temporary customer access to
mobile units; additionally, the building is proposed to be decreased in height by _+6'; and
WHEREAS, at a Work Session held on May 6, 2013, the Planning Board reviewed the
revised proposal and determined that the December 12,2011 approval resolution be
amended; therefore be it
RESOLVED, that the Southold Town Planning Board grants Approval to the proposal
for the addition of walls to the carport as shown on the plan entitled "North Fork Self
Storage Plan, Details & Elevations A-2" prepared by DiGiovanni & Associates,
Architects, on February 6, 2013 and authorizes the Chairman to endorse the referenced
plan after the following condition is met:
The applicant shall obtain approval from the Southold Town Zoning Board of
Appeals (ZBA) for any variances required.

STATE ENVIRONMENTAL QUALITY REVIEW ACT - Lead Agency
Corazzini, Richard - This proposed site plan is for a 6,000 sq. ft. addition to an existing
'3,150 sq. ft. building for office space and storage on a 6.8-acre parcel in the LI Zoning
District. The property is located at 6245 Cox Lane, Cutchogue. SCTM#1000-84-1-32.1
Pierce Rafferty: WHEREAS, this proposed site plan is for a 6,000 sq. ft. addition to an
existing 3,150 sq. ft. building for office space and storage on a 6.8 acre parcel in the LI
Zoning District, Cutchogue; and
WHEREAS, the applicant submitted an application for site plan review on January 23,
2013; and
WHEREAS, on February 21,2013, the Planning Board accepted the application for
review; and
WHEREAS, on February 22, 2013, the Southold Town Planning Board, pursuant to
§617.6 of the Environmental Conservation Law acting under the State Environmental
Quality Review Act, initiated the SEQR lead agency coordination process for this
Unlisted Action; be it therefore
RESOLVED, that the Southold Town Planning Board, pursuant to the State
Environmental Quality Review Act §617.6, establishes itself as lead agency for this
Unlisted Action.
