WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever, the entire undivided one-quarter interest of the party of the first part in
that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at or near Peconic, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
PARCEL ONE:
BEGINNING at a granite monument set on the northerly line of the North Road, sometimes known as
"Middle Road", at the southwest corner of premises hereby described and at the southeast corner of lands
now or formerly of Hugh J. McCaffrey, which said point of beginning is distant 557.1 feet easterly from a
monument set at the intersection of the northerly line of North Road and easterly line of Bridge Lane;
THENCE North.44 degrees 11 minutes 30 seconds West along the several lands now or formerly of Hugh
J. McCaffrey, Katherine Shalvey and Dundee Corporation and passing through a concrete monument
2766.63 feet to a concrete monument;
THENCE North 44 degrees 19 minutes 30 seconds West 926.1 feet along lands now or formerly of Russel
Drum to a Ioc[Jst stake and two field stones;
THENCE North 44 degrees 09 minutes West 1751.04 feet along lands now or formerly of John J. Drum

S. B. Selleck and passing through an iron pipe monument and an iron pipe and concrete monument to the

feet to the granite monument, the point or place of BEGINNING,
LESS so much as was taken by the County of Suffolk for the widening of Middle Road (C.R. 48, formerly
C.R. 27) and less the premises conveyed to Stanley W. Krupski and Jane J. Krupski by deed in Liber 7791
page 559 and the premises conveyed to John P. Krupski &Bros., Inc. by deed in Liber 8423 page 188.
TOGETHER with all the right, title and interest of the parties of the first part in and to the road lying in front
of and adjoining said premises on the South and in and to the land below mean high water line of Long
Island Sound adjoining the premises on the North.
SUBJECT, however, to an agreement with the Long Island Lighting Company contained in the agreement
recorded in the Suffolk County Clerk's Office in Liber 1318 of deeds at page 280.
