WILLIAM LOIS requests an Administrative Permit to install an arbor along the west side of the property and an
arbor and garden area on thc south side of the property. Located: 58105 Route 48, Greenport. SCTM#44-2-9
THE FOLLOWING SECTION ADDRESSES THE PROPOSED ARBOR ON NORTHVqEST SIDE OF
PROPERTY:
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold
Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information
provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to
us, it is our recommendation that the proposed action is INCONSISTENT with LWRP policy standards and
therefore is INCONSISTENT with the LWRP.
4.1 Minimize losses of human life and structures from flooding and erosion hazards.
The following management measures to minimize losses of human life and structures from flooding and erosion
hazards are suggested:
A. Minimize potential loss and damage by locating development and structures away from flooding and erosion
hazards.
1. Avoid development other than water-dependent uses in coastal hazard areas. Locate new development which is not
water-dependent as far away from coastal hazard areas as practical.
b. Avoid hazards by siting structures to maximize the distance from Coastal Erosion Hazard Areas.

3. Move existing development and structures as far away from flooding and erosion hazards as practical. Maintaining
existing development and structures in hazard areas may bc warranted for:
a. structures which functionally require a location on thc coast or in coastal waters,
b. water-dependent uses which cannot avoid exposure to hazards.
c. sites in areas with extensive public investment, public infrastructure, or major public facilities.
d. sites where relocation of an existing structure is not practical.
The proposed action does not meet the above reasons to warrant "maintaining existing development" within
the erosion hazard area.

6.3 Protect and restore tidal and freshwater wetlands.
Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and
regulations for all Andros Patent and other lands under their jurisdiction
Comply with Trustee regulations and recommendations as set forth in Trustee permit
conditions.
The distance from the wetland boundary to the proposed action (arbor) is approximately 32 feet~ a minimum
setback distance of 50 feet to the wetland boundary is required pursuant to Chapter 275-3. Findin~s~ purpose~

greatest extent practicable.

proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is inteaded to supplement other information used by a Town of Southold agency in
making a detcamlnafion of consistency. *Except minor exempt actior~ including Building Permits

Dear Sirs:
Enclosed is my administrative permit application. I am requesting to build a
"family garden" which includes a 16 x 16 ft. area for planting a small garden and
a four trestled ro~,~for grapevines. Also, an elevated trestle for grapevines which
will be approx 8x8 ft. The vines are on their way and do plan to plant them In
the very near future.
I'm sorry for not requesting a permit sooner do to my ~gnorance. Your help will
be very much appreciated.
