WITNESSETH, that the party of the first part, in consideration of Ten ($1Q00)Dollars
and other valuable consideration paid by
the party of the second part~ does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buirdings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as
Lots Numbered 208 through 215 inclusive, on Map of Goose Bay Estates, filed 11t13/34 as Map Number
1176, said lots being bounded and described as follows:
BEGINNING at a point on the easterly side of Birch Avenue where same is intersected by the division line of
the northerly side of Lot 207 on the above mentioned map with the easterly side of Birch Avenue;
RUNNING THENCE along the easterly side of Birch Avenue, the following two courses and distances:
1) North 45 degrees 24 minutes 40 seconds East, 40.72 feet;
2) North 49 degrees 56 minutes 40 seconds East, 181.54 feet;
THENCE along an arc of a curve bearing to the right having a radius of 9.85 feet, a distance along said curve
of 25.72 feet to the westerly side of Cedar Avenue;
THENCE along the westerly side of Cedar Avenue, South 19 degrees 19 minutes 30 seconds West 186.32
feet to the first above mentioned division line;
THENCE along said division line, North 70 degrees 40 minutes 30 seconds West, 120.00 feet to the easterly
side of Birch Avenue and the point or place of BEGINNING.
Being and intended to be the same premises as described in deed made by Arnold Widman and Michelle
Widman, his wife, recorded 11-10-04, Libor 12354 cp 227.
Premises commonly known as 2155 Cedar Drive, Southold, New York 11971.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
