Margaret A. Croasdale Irrevocable Trust, with an address at 26 Hales Pond Lane,

Darty of the second part,
[VITNESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby grant
and release un*to the party of the second part, the heirs or successors and assigns of
the party of the second part forever, in
ALL that certain plot, piece or parcel of land, with buildings and improvements
thereon erected, situate, lying and being in Bayview, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Noah Parish Drive distant 622 feet
easterly along said northerly side i~rom the Noah Road to Bayview;
RUNNING THENCE along the land now or formerly of Kopple, Noah 14 degrees
05 minutes 10 seconds East, 295 feet to the ordinary high water mark of Peconic
Bay;
THENCE easterly along said high water mark, a tie line course of South 64 degrees
36 minutes 10 seconds East, 101.98 feet to land now or formerly of Buckley;
THENCE along land now or formerly of Buckley, South 14 degrees 05 minutes 10
seconds west, 275 feet to the northerly side of Noah Parish Drive;
THENCE along the northerly side of North Parish Drive, Noah 75 degrees 54
minutes 50 seconds West, 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by
Deed dated December 23, 1987 and recorded in the Greene County Clerk's Office
ion January 5, 1988 in Book 10507 page 131 the Grantor being the same person
! describe.d as the Grantee in said Deed.
I PREMISES ALSO known as 695 N. Parish Drive, Southold, NY.
Together with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines
thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; ·
To have and to hold the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first pan will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.
