Barbara Laskin on behalf of LUCIEN BOHBOT requests a Wetland Permit to add 758sq.ft. (or less) of
living space to the existing house consisting of a proposed addition on southern side of the property,
adjoining the existing one-story structure, and another addition on the north west corner of the existing
structure; installation of new septic system; installation of gutters to leaders to drywells; remove existing
bilco doors and stairs; construct new stairs to a new cellar of 100sq.ft. for mechanical equipment;
remove part of the existing deck on the south side of house along with access stairs and affix new
stairs to remaining deck on the south side; the existing walkway and stairs to the entrance of the house
would be removed and a new entrance walkway would be added along with new stone steps about 4'
wide; legalize the existing one-story frame structure, and existing deck and stairs on east side of house.

· The proposed actions have been reviewed to Chapter 268, Waterfront Consistency Review of the Town
of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that above actions are
CONSISTENT with the LWRP provided that:
1. The Board considers requiring the establishment of a vegetated buffer seaward of the 10'
N.G.V.D. contour.
Further, the proposal to legalize the existing deck and stairs on east side of house is recommended as
INCONSISTENT with the LWRP.
6.3 Protect and restore tidal and freshwater wetlands.
Comply with statutory and regulatory requirements of the Southold Town Board of
Trustees laws and regulations for all Andros Patent and other lands under their
jurisdiction
1. Comply with Trustee regulations and recommendations as set forth in Trustee
permit conditions.
The structures described were not constructed pursuant to Southold Board
Trustees permit pursuant to Chapter 275 Wetlands and Shorelines regulations.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
wdtten determination regarding the consistency of the proposed action.

A. INSTRUCTIONS
All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject tn the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other hlfoxmafion used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
Before answering the questions in Section C, the preparer of this form should review the ~xempt
'minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated, as to its significant
beneficial and adverse effects upon the coastal area (which includes all of Southold Town).

Nature and extent of actiom
Owners seeking to add 758 sq. ft (or less) of living space to the existing house. Most of the addition would be on the
Southern side of the property, adjoining the existing one-story structure. A smaller addition would be added to the
North West corner of the existing structure. Owners would be installing a new septic system, which satisfies all
setbacks. There will be installation of gutters to leaders to drywell(s). The existing Bilco and stairs to the Bilru would
be closed. New stairs to a new cellar of 100 sq. ft. for mechanical equipment would be added. Part of the existing
deck on the south side of the house, along with access stairs, would be removed. New stairs would be affixed to the
remaining existing deck on the South side. The existing walkway and stairs to the entrance of the house would be
removed and a new entrance walkway would be added, along with new stone steps, about 4- feet wide. Owners wish
to legalize existing one-story ftame structure, and existing deck and stairs on East side of site.
