minimizes adverse effects of development. See LWRP Section IH - Policies; Page 2 for evaluation

As indicated within Policy 1. "Develonment that does not reinforce the traditional land use va[tern of the
Town of Southold would result in a loss of the communit_v and landscaoe character of Southold.". this
proposal is to simply replace the original bluff stairway that had existed thereon for years and that
provided the owners the "as-of-right" ability to orovide safe and Dractical access to the continuous
shoreline. Consequently, this orooosal will not result in adverse effects to the surrounding environment
in that the project will be similar in size and scone as the original bluff stairway that had harmoniously
existed hereon. Further, this Drooertv is situated within a neighborhood consisting of similarly-sized
single-family dwellinas with similar shoreline access stairways which have also existed harmoniously
within this area for years and have not resulted in any form of adverse effects to the surrounding
environment. Accordinglv. we believe that this Droiect is consistent with this policy.
