Proposed Wetland Permit and a Coastal Erosion Permit for MARGARET & JOHN
HOCHSTRASSER

Costello Marine Contracting Corp. on behalf of MARGARET & JOHN HOCHSTRASSER requests a
Wetland Permit to construct +100' of new retaining wall with two 6' returns; re-contour top of bluff as
necessary; fill void area landward of retaining wall with clean trucked-in fill (approximately 200 cubic
yards); re-grade slope and re-vegetate with native plantings; re-grade area between bulkhead and new
retaining wall; re-vegetate areas with Cape American beach grass; replace, repair and/or reconstruct
existing stairway down bank in-place; install nineteen (19) 10" diameter sister pilings adjacent to
existing bulkhead face pilings and bolt together; construct a new 4'x5' cantilevered platform and 3' wide
Stairway from bulkhead to beach level in-place of existing one destroyed. Located: 2855 Nassau Point
Road, Cutchogue. SCTM# 104-13-9
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that the proposed action is
CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.

The current site conditions are unstable and threatening the inte~rtO, o£the upland properly. A new upper
retaining wall will support the toe o£the bluff. The other repairs are an attempt o£the uplandproperty
owner to maintain their property. The visual quailO, and scenic resources will be restored to when the
properly was stable.
