Costello Marine Contracting Corp. on behalf of SHELTER ISLAND SOUND, INC. c/o MARK MILLER
requests a Wetland Permit to construct 120'+ of new bulkhead; fill void area landward with clean
trucked-in fill (approximately 100 cubic yards); re-grade areas and re-vegetate providing 10' wide non-
turf buffer; modify and/or reconstruct lower portion of existing stairway as required to accommodate
new bulkhead. Located: 900 Paradise PontRoad, $outhold. SCTM# 81-3-25.2
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that the proposed action is
CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided that
the Board furthers the above below policy standards:
4.1 Minimize losses of human life and structures from flooding and erosion hazards.

Construction of a hard structure is the only practical design consideration and is
essential to protecting the principal use.

Adequate mitigation is provided and maintained to ensure that there is no
adveme impact to adjacent property or to natural coastal processes and natural
resources and, if undertaken by a private property owner, does not incur
significant direct or indirect public costs.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
wdtten determination regarding the consistency of the proposed action.

the Town of Southold. The majority of the proposed bulkhead will be will be in line with the adjacent
bulkhead which is landward o£ the high water mark. The remaining section of bulkhead is even further
landward of the high water mart.

WORKING COAST POLICIES
Policy 10. Protect Southold's water-dependent uses and promote siting of new water-dependent uses in
suitable locations. See LWRP Section III - Policies; Pages 47 through 56 for evaluation criteria.
This properly is used by the owners to engage in water dependent activities such as fishing and swimming.
There is a small boathouse used to house kayaks and other boating accessories. These activities will
continue at this site once the area is stabilized.
