Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by

All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingttramat Southold, Town of Southold,County of Suffolk, State of New York, shown as
Lot No. 15 on the Map of Chardonnay Woods at Southold filed in the Office of the Clerk of
Suffolk County on 28 September 1989 as Map Number 8822,being more particularly bounded and
described, as follows:
BEGINNING at a point on the northerly boundary of Burgandy Court where it is intersected by
the division line between Lot 15 on the west and Lot 16 on the east ,said point being 383.53
feet westerly from the southwesterly terminus of the curve connecting the westerly boundary
of Chablis Path with the aforementioned northerly boundary Burgandy Court ,as shown on the
aforementioned Map of Chardonnay Woods at Southold,as measured along the last mentioned
boundary;
THENCE westerly from said point of beginning,continuing along the last mentioned boundary
along the are of a curve to the left having a radius of 50.00 feet for an arc length of
62.50 feet to a point on the division line between Lot 15 on the east and Lot 14 on the west;
THENCE northwesterly,along the last mentioned division Line,the following two (2) courses
and distances :
1 . N52000'11" W,radial to the last mentioned curve,50.00 feet to a point; and
2. N.34056'00" W, 188.98 feet to a point on the division line between Lot 15 on the south
and lands designated as "open space" on the north as shown on the aforementioned described
map of Chardonnay Woods at Southold.
THENCE easterly along the last mentioned division line,the following two (2) courses
and distances;
1. N.69046'29" E. ,152.81 feet to a point ; and
2. S.87010'40" E. ,137.37 feet to a point on the aforementioned division line between
Lot 15 on the west and lot 16 on the east .
THENCE southerly,along the last mentioned division line radial to thelast mentioned
curve, S. 19°37 '00" W. ,228. 73 feet to the point or place of BEGINNING.
Premises known as : Dist : 1000, Sec:051.00, Block: 03.00, Lot : 003.015
Together with all right,title and interest, if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of t�a first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants thatthe party of thefirst part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
